1. Who we are

maisondubai.com (the “Site”) is operated by Casadior Real Estate L.L.C., a real estate brokerage registered in Dubai, United Arab Emirates — DED trade licence No. 1339092, RERA registration No. 41941 (“Casadior”, “we”, “us”). Our brokers are individually registered with Dubai’s Real Estate Regulatory Agency, and their personal RERA numbers appear on their profiles. By using the Site you agree to these terms; if you do not agree, please do not use the Site.

2. What the Site is

The Site is a marketing and information platform for Dubai and UAE real estate: project listings, area and developer guides, educational articles, calculators, and tools to contact our brokerage. It is not an online marketplace that concludes transactions — every purchase, reservation, or tenancy is concluded off-Site under the developer’s or seller’s own contractual documents, UAE law, and the oversight of the Dubai Land Department.

3. Listing data & accuracy

Project information — including prices, availability, unit mixes, payment plans, handover dates, fees, renders, and floor plans — comes from developers and third-party data providers, and changes frequently and without notice. While we work to keep the catalogue current, all listing content is provided for general information only, is not an offer, and forms no part of any contract. Always verify the current position with our brokers and the developer’s official documentation before making any decision. Where this Site and a developer’s official documents differ, the developer’s documents prevail.

4. No financial or legal advice

Nothing on the Site — including the payment-plan calculator, price-per-sqft figures, rental-yield discussions, Golden-Visa explainers, or any article in the guides section — constitutes financial, investment, legal, or tax advice. These are educational tools and illustrations. Real estate involves risk; values can fall as well as rise. Take independent professional advice suited to your circumstances before committing funds.

5. Your use of the Site

You agree not to:

• scrape, harvest, or bulk-extract listings, data, or images;
• use the Site to send spam or to misrepresent your identity;
• attempt to access administrative areas, other users’ data, or our systems without authorisation;
• republish Site content commercially without our written permission.

6. Intellectual property

The Casadior name, wordmark, Site design, and original content are owned by or licensed to Casadior. Developer renders, logos, and project marketing materials remain the property of their respective owners and are used for the promotion of their projects. No rights are granted to you except to browse the Site for personal, non-commercial use.

7. Third-party links & tools

The Site embeds or links to third-party services — appointment booking, social media, WhatsApp, and map providers. Those services have their own terms and privacy practices, which we don’t control and aren’t responsible for.

8. Liability

To the maximum extent permitted by UAE law, the Site is provided “as is” and we exclude liability for indirect or consequential loss arising from use of the Site or reliance on its content. Nothing in these terms excludes liability that cannot lawfully be excluded, and nothing limits our regulatory obligations as a RERA-licensed brokerage in respect of brokerage services we actually provide under a signed engagement.

9. Privacy

Personal data is handled as described in our Privacy Policy.

10. Governing law

These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. The Courts of Dubai have exclusive jurisdiction over any dispute arising from the Site or these terms.
