You can own Dubai property from anywhere. Every step of the lifecycle has a remote path. The trick is picking a broker, a developer, and a property manager who won't ghost you mid-project.
Buying remotely
- Foreign nationals can buy freehold in designated zones (Marina, JVC, Downtown, Palm, Business Bay, and ~30 others). Passport + a proof of funds is enough — no UAE residency required.
- Power of Attorney. If you can't be in Dubai for SPA signing or Oqood registration, a notarized POA to a trusted representative (or a lawyer) works. Must be attested in the UAE embassy of your country.
- Bank transfer. Developers accept international SWIFT for down-payments. Budget 3-5 business days for clearance and confirm the developer's correspondent bank details in writing before sending.
Registering remotely
Oqood and Title Deed can be done by your POA holder. The DLD has a digital-first process (Rest app) that handles most steps without physical presence. A broker or lawyer charges AED 1,500-3,000 for handling registration on your behalf.
Opening a UAE bank account
Useful but not required to buy. Emirates NBD, Mashreq, and ADCB open non-resident accounts against a title deed or SPA. Lets you collect rent in AED and pay service charges without SWIFT fees.
Managing remotely
- Furnish + handle handover: AED 3,000-8,000 fixed fee through services like Provis or Bayut Pro Manage.
- Long-term rental: Ejari registration + tenant sourcing through a licensed broker. 5% of annual rent as commission.
- Short-stay (Airbnb): DET holiday home license + a certified operator. 20-30% of gross rent is typical.
Things that bite remote owners
- Late-arriving service charges (6 months after handover) with no advance notice.
- Maintenance emergencies: leaking AC, burst pipe. Without a manager or a standing instruction, damage spreads.
- Visa checkpoints. If you're a Golden Visa holder via property, you must re-enter UAE at least every 6 months to keep it active.
