Flipping vs holding

Two investment strategies that need different projects, different capital, and different risk appetites.

Flipping and holding are the two dominant off-plan strategies in Dubai. They look the same at purchase and wildly different at month 12.

Flipping

Strategy. Buy at launch, sell before handover at a premium.

What makes a good flip: - Marquee developer (Emaar, Damac, Nakheel) with proven launch-to-handover appreciation. - High launch demand → oversubscribed inventory → immediate secondary market. - Payment plan that lets you exit with ≤25% of the price paid before resale. - Horizon 12-24 months. You want to sell before the 40% payment milestone.

Actual numbers. Good flips return 20-40% on paid-in capital over 18 months. Bad ones force you to hold to handover when the market cools.

Risks. Secondary market thins 6-9 months before handover (everyone lists at the same time). DLD 4% + 2% NOC eats the first 6% of your margin.

Holding

Strategy. Buy, hold through handover, rent long-term or short-term.

What makes a good hold: - Strong rental yield area (Marina, JVC, Business Bay — 6-8% gross yield). - Furnishable unit (1BR or 2BR; studios have volatility issues with short-stay regulations). - Location near a metro or near a top 20% school if family-targeted. - Service charge under AED 15/sq ft for the asset class.

Actual numbers. Good holds return 6-8% gross yield + 3-5% capital growth per year → 9-13% total return. Long-term rentals cover service charges, mortgage (if any), and leave positive cash flow.

Risks. Service charges balloon on badly-built buildings. Rental market is cyclical (2020 crash, 2021 recovery, 2024 peak). Management overhead if you're abroad.

How to choose

  • If your horizon is < 2 years and your appetite is high, flip.
  • If your horizon is 5+ years and your goal is yield + appreciation, hold.
  • If you want Golden Visa (AED 2M property minimum, 10-year visa), hold.
  • If you have < AED 500k to deploy, pick a flip-friendly studio or 1BR from a tier-1 developer.
